Another part of Decatur gives buyers more room to negotiate
Not every part of Decatur reads the same right now. The three months ending August 31, 2026 show a clear split. ZIP 30032 is giving buyers time and leverage. ZIP 30030 and 30033 are holding firmer. Knowing which side your home sits on changes everything about your strategy.
The number that changes the conversation in 30032
The Real Estate Data Aggregator counted a median of 80 days on market in ZIP 30032 for the three months ending August 31, 2026. That is 21 days longer than the same period a year before. Buyers are not rushing. That extra time gives them room to ask for more on price and terms.
Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That same report showed 20.8% of listings had price cuts in September, the highest share since October 2022. When rates rise, buyers slow down and sellers feel it.
The Real Estate Data Aggregator put the average sale-to-list ratio in ZIP 30032 at 95.8% for the three months ending August 31, 2026. That is down 1.7 points from a year before. Sellers in 30032 are giving up more ground at the table than they were twelve months ago.
How the four Decatur ZIP codes compare
| 30030 | 30033 | 30034 | 30032 | |
|---|---|---|---|---|
| Median sale price | $637,500 | $540,000 | $254,320 | $270,000 |
| Median days on market | 35 | 35 | 61 | 80 |
| Sale to list price | 99% | 98.2% | 97.2% | 95.8% |
| Sold above list price | 20.2% | 18.4% | 14.3% | 10.4% |
| Months of supply | 3.7 | 3.8 | 4.5 | 7.2 |
ZIP 30032 stands apart on every measure. The Real Estate Data Aggregator counted 7.2 months of supply there, more than double the 3.7 months in 30030. More supply and slower sales mean buyers have options. That shifts the balance.
30030 and 30033 are holding their ground
The Real Estate Data Aggregator showed ZIP 30030 at a median sale price of $637,500 for the three months ending August 31, 2026. Homes there sold at 99% of list price, up 0.4 points from a year before. The share of homes sold above list price rose 1.6 points, to 20.2%. That is a different market from 30032.
ZIP 30033 also held up. The Real Estate Data Aggregator put the median sale price at $540,000, up 7.8% year over year. Homes sold in 35 days, five days faster than the same period in 2025. Sellers in 30033 still have pricing power, but only 18.4% of homes sold above list, down 4.3 points. Pricing still has to be right.
30034 is moving in the right direction
ZIP 30034 improved from a year ago. The Real Estate Data Aggregator showed median days on market dropped 11 days, to 61. Months of supply fell 2.9 months, to 4.5. Pending sales rose 9.1% year over year. Still, homes sold at 97.2% of list, and only 14.3% sold above list, down 7.2 points. Buyers still have some room there.
What the wider market is doing
Atlanta Realtors reported that the Metro Atlanta median sales price in September 2026 was $416,000, up 1.5% year over year. Metro Atlanta home sales fell 18.5% year over year in September, to 3,680. Homes averaged 30 days on market across the metro. Decatur's 30032 at 80 days is well above that metro average.
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Month over month, prices rose 0.3% in August, seasonally adjusted. Prices are still moving up nationally, but slowly. That makes local differences matter more, not less.
What this means if you are selling
In ZIP 30032, buyers have time and choices. They will walk away from a home that is overpriced or needs work. Pricing has to match what actually sold nearby, not what you hope the market will pay. Condition and presentation matter more when buyers are not competing against each other.
In 30030 and 30033, the market is firmer. But even there, the share of homes selling above list has slipped. Realtor.com reported that 20.8% of listings nationally had price cuts in September. That pressure is real. Price it right the first time and you avoid a cut that signals weakness to buyers.
What this means if you are buying
In ZIP 30032, the data says you have room. Homes are sitting 80 days and selling at 95.8% of list. That gap is your starting point for a conversation. In 30030, homes are selling at 99% of list. Less room, but not zero. Know the ZIP before you write the offer.
Rates above 7% are real. Redfin reported the weekly average mortgage rate at 7.32% for the four weeks ending October 25, 2026, with a median monthly payment of $2,786. That affects what you can offer. But in a ZIP where sellers are already taking less than list, there may be room to negotiate on price or terms to offset the rate.
- ZIP 30032 is the part of Decatur where buyers have the most room right now.
- Eighty days on market and 95.8% of list price tell you sellers are waiting longer and giving more.
- ZIPs 30030 and 30033 are firmer but not immune to rate pressure.
- One street can read very differently from the ZIP code around it.
