Buford Homes Over $850K Gave Up More and Got Less

By TOMMY WILLIAMS

This post puts Buford's five price ranges next to each other: under $400K, $400K to $500K, $500K to $650K, $650K to $850K, and $850K and up. The one thing that splits them is how hard it was to actually sell. I pulled every lived-in home in Buford and counted what sold, what gave up, and what buyers paid. The numbers stop on October 23, 2026.

Share that sold at or over asking56.1%25.5%
Under $400K wins every measure that matters to a seller. The gap in give-up rate and asking-price recovery is where the real difference lives.
In short
  1. Under $400K sold fastest. The typical home found a buyer in 13 days, half the time it took the $850K-and-up range.
  2. Over $850K gave up most. More than 1 in 3 homes in that range came off the market with no sale, the worst rate of any range.
  3. Price recovery drops as price rises. Homes over $850K closed at 95.5% of what they first asked; homes under $400K closed at 99%. If you are pricing a higher-end home in Buford right now, that gap is the number to watch.

The lower the price, the better the outcome for Buford sellers

Across 510 lived-in homes that sold in Buford, the middle sold price was $483,450 and the typical home found a buyer in 21 days. But that whole-market number hides a sharp divide by price range.

Homes priced under $400K sold in 13 days at the middle. They closed at 99% of what they first asked. And only 20.3% of them gave up, the lowest give-up rate of any range. More than half, 56.1%, sold at or above their asking price.

Homes priced over $850K told a different story: 36.6% came off the market with no sale, and the typical one closed at only 95.5% of what it first asked. That is a 3.5-point gap from the under-$400K range, which may sound small. On a home that first asked $1,000,000, it is $45,000 left on the table.

The $650K-to-$850K range is worth a close look too. It had the second-highest give-up rate at 31.8%, but it also had the fastest middle days to sell of any range above $500K, just 17 days. Homes there that did sell moved quickly. The ones that did not sell gave up at a high rate. That split tells you the range is not forgiving of overpricing, but when a home is priced right, buyers respond.

The $400K-to-$500K range had the most sales of any range, 153 homes. It closed at 97.6% of first ask and took 25 days at the middle. The $500K-to-$650K range was close: 97.7% of first ask and 29 days. Both are workable, but neither matches the speed or recovery rate of the under-$400K range.

Give-Up Rate by Price Range, Best to Worst
  1. 1Under $400K20.3%
  2. 2$400K to $500K27.5%
  3. 3$500K to $650K29.6%
  4. 4$650K to $850K31.8%
  5. 5$850K and up36.6%
Share of homes that came off the market with no sale, out of sold plus gave up. Lower is better. The give-up rate climbs steadily as price rises.

The $650K-to-$850K range wins where nobody expects it

If you looked only at the give-up rate, the $650K-to-$850K range looks rough. Nearly 1 in 3 homes there gave up. But look at the days to sell for homes that did close: 17 days at the middle. That is faster than the $400K-to-$500K range at 25 days, faster than $500K-to-$650K at 29 days, and faster than $850K-and-up at 26 days.

The $650K-to-$850K range also recovered 98% of first ask, the second-best rate above $400K. So the homes in that range that were priced well sold fast and got close to full price. The ones priced too high gave up at a high rate. The range punishes overpricing hard and rewards good pricing fast.

The $850K-and-up range has no such silver lining. It had the highest give-up rate, the lowest first-ask recovery at 95.5%, and only 25.5% of its homes sold at or above asking. That is the worst showing on all three measures. Nationally, Redfin reported that 18.1% of home-buying contracts in the Atlanta metro were canceled in September 2026, compared with 14.5% nationally. The higher end of Buford's market is feeling that pressure more than any other range.

The $650K-to-$850K range wins on every measure against the range above it. The gap in days to sell and first-ask recovery is where the tradeoff is clearest.

What sellers and buyers in Buford should do differently right now

If you are selling, the single biggest mistake right now is pricing above where your home competes. The homes that gave up in Buford first asked $527,000 at the middle. The homes that sold first asked $495,000. That $32,000 gap is the difference between selling and coming off the market with nothing. At the higher end, that gap is even more punishing: 36.6% of homes over $850K gave up. Price it where the buyers in your specific range are, not where you hope they are. Two-thirds of the 374 homes for sale right now have already dropped their price, and the typical drop is $28,000. Getting it right the first time is cheaper than chasing the market down.

If you are buying, the math on a higher-priced home is harder than it looks. The 30-year fixed rate averaged 7.32% as of October 22, 2026, down slightly from 7.40% the week before but still well above the 6.19% it averaged a year ago (Freddie Mac's weekly rate survey). At $850K and up, buyers have real negotiating room: the typical home in that range closed at 95.5% of first ask. That means sellers in that range are moving. If you find a home that has been sitting, the data says there is room to push on price.
