Earlier this year, Mableton sellers had more room to breathe. From January through May 2026, the typical home took 47 days to find a buyer. Prices held close to asking. The market was slower, but sellers were still getting 96.5% of what they first asked when they did sell.

Then something shifted. By May through October, the typical home was selling in 28 days, and sellers were getting 97.4% of their first price. On the surface, that looks like good news. But underneath, a different story was building for the homes that did not move quickly.

How many days did the typical home take to sell, month by month?

The market moved fastest in June, then days started climbing again through August and September.

The market sped up, then slowed back down , and the homes left sitting paid for it

June was the fastest month in this data. The typical home sold in 21 days and got 97.9% of its first price. July matched that pace at 24 days. But by August, the typical home was taking 36 days again, and sellers were only getting 94.4% of what they first asked. September came in at 38 days.

In September, 21 homes came on the market. Only 2 went under contract. That is one new contract for every 10.5 new listings. Buyers have more to choose from, and they are taking their time.

The homes that waited the longest paid the steepest price. Homes that took over six months to sell closed at just 87.5% of what they first asked. The typical time on market for that group was 285 days.

What every Mableton seller should know before they pick a price

The gap between selling fast and selling slow is not small. Homes that sold within the first month got 100% of their first asking price. The typical home in that group sold in 10 days and closed at $435,000. Homes that took two months got 94.7%. Homes that took four months got 93.4%. Homes that took over six months got 87.5%. That is a 12.5-point difference between the fastest and the slowest.

Right now, 65.6% of the homes for sale in Mableton have already dropped their price. The typical cut is $20,000, which works out to 5.2% of what they first asked. The biggest single cut in Mableton is $293,000. These are not small adjustments. They are what happens when a home sits too long at the wrong number.

The $400,000 to $500,000 range priced right is the fastest-moving group in this data. Homes that first asked in that range sold in a typical 23 days and got 98% of their first price. The $300,000 to $400,000 range took 48 days. Pricing into the right range from the start changes the outcome.

Every month a home waited, sellers gave up more of their first asking price.

There is also a warning worth naming. The last bidding war in this data went under contract on August 17. In the 46 days since, 8 homes went under contract and none sold over asking. That streak may not last forever, but it tells you where buyers stand right now.

In short
  1. Price it right from day one. The typical home that sold in the first month got 100% of what it first asked, while homes that waited over six months got only 87.5%.
  2. The market is slowing. In September, 21 homes came on and only 2 went under contract, giving buyers more choices and more leverage.
  3. Most homes for sale have already cut their price. About 2 in 3 active listings in Mableton have already dropped, with a typical cut of $20,000.

What to do with this, whether you are selling or buying

If you are selling, the data is clear: the price you start at determines how much you keep. The typical home that sold in month one closed in 10 days at 100% of its first asking price. Homes that sat and cut still closed below their first number. With 65.6% of active listings already discounted, buyers in Mableton have options. Yours needs to stand out from the first day it goes live, not after a price drop signals that something is wrong.

If you are buying, you have more room than you did in June. There are 93 homes for sale and only 3.1 months of supply at the current pace, which still leans toward sellers overall. But with so many listings already cut and new contracts slowing in September, you have real negotiating room on homes that have been sitting. Rates are not helping either side: the 30-year fixed averaged 7.28% as of October 1, 2026, up from 6.34% a year ago, according to Freddie Mac's weekly rate survey. On a $420,000 home, that difference matters. Focus on homes with price cuts already in place and ask for more.
