In Buckhead, the $700K to $1.25M Range Left Every Other Price Behind

By TOMMY WILLIAMS

I pulled every lived-in home that sold in Buckhead and ranked all four price ranges by one thing: how often sellers got every dollar they asked, or more. The numbers stop on October 24, 2026. One range ran away from the others, and the bottom of the list may surprise you.

Share of homes that sold at or above what sellers first asked, by price range
  1. 1$700K to $1.25M (156 homes)51.9%
  2. 2$1.25M and up (148 homes)37.2%
  3. 3$350K to $700K (166 homes)33.7%
  4. 4Under $350K (138 homes)27.5%
Number 1 is the range where sellers most often held their price. The gap between first and last is 24.4 percentage points.

The $700K to $1.25M range did something no other price range in Buckhead could match

51.9% of the 156 homes that sold in the $700,000 to $1,250,000 range closed at or above what sellers first asked. That is more than one in two. No other range came within 14 points of that.

The $1,250,000 and up range finished second at 37.2%. That is a real gap. Sellers at the top of the market are negotiating harder than the numbers might suggest from the outside.

The $350,000 to $700,000 range came in third at 33.7%. The under $350,000 range was last at 27.5%. That means fewer than 3 in 10 sellers in the lowest price range got everything they asked.

The whole Buckhead market sold at 97.4% of what sellers first asked. That figure hides how differently the ranges behaved. A number that looks fine for the whole market can still mean a real loss for sellers in the wrong range.

The $700K to $1.25M range is the clear leader. The luxury range at $1.25M and up finishes second, not first.

The luxury range does not lead, and that is the surprise

Most people assume that the most expensive homes are the easiest to sell at full price. In Buckhead, that is not what happened. The $1,250,000 and up range came in 14.7 points behind the $700,000 to $1,250,000 range.

Part of the picture is what happens when a home sits. Homes priced $1.4 million and up that were listed at that level sold at 97% of what sellers first asked. Homes in the $750,000 to $1.4 million ask range sold at 98.9% of first ask. The middle range held its price better at every step.

The under $350,000 range tells a harder story. 53 homes gave up without a sale, nearly as many as the 54 that sold. That is a 49.5% give-up rate. Nearly half of everything that tried in that range never found a buyer.

The $700,000 to $1,250,000 range had the best odds of selling at full price and one of the lower give-up rates. That combination does not happen by accident. Buyers in that range are active, and they are not forgiving of overpricing, but they will pay when the home is right.

What sellers and buyers should each do differently right now

If you are selling, the range your home falls in changes everything about your strategy. In the $700,000 to $1,250,000 range, pricing at market from day one is what earns the full ask. In the under $350,000 range, nearly half of all attempts failed. A price that is even a little high in that range means a much longer wait, or no sale at all. Right now, 59.9% of the 446 homes for sale in Buckhead have already dropped their price, with a typical cut of $25,001. Those sellers started too high.

If you are buying, the market shifted between the first half of 2026 and the second half. Sellers got 99.5% of their first ask from January through June. From June through October, that dropped to 97.9%. Days to sell went from 11 to 33. Buyers have more time and more room than they did six months ago. The 30-year fixed rate averaged 7.32% as of October 22, 2026, down from 7.40% the week before, though it is still well above the 6.19% rate buyers saw a year ago (Freddie Mac's weekly rate survey). That rate difference changes a monthly payment in a real way. Run the numbers on what you can carry before you pick a price range.
