More homes are selling here even as Metro Atlanta sales fell

Real estate, Fastest Selling Zip codes

Atlanta Realtors reported Metro Atlanta home sales fell 18.5% year over year in September 2026, down to 3,680 closings. That is a real pullback. But it does not tell the whole story for every corner of the metro.

The Real Estate Data Aggregator counted 1,986 homes sold across these ten ZIP codes for the three months ending August 31, 2026. That is up 9.8% from the same three months in 2025. Demand here moved in the opposite direction from the broader metro.

More supply and more sales at the same time is a sign of healthy, active demand. Buyers are showing up. But one number from Realtor.com adds context: mortgage rates topped 7% in September 2026 for the first time since January 2025, surging nearly 40 basis points in a single month. That kind of rate move makes buyers more selective. Overpriced homes feel it first.

Not every ZIP code moved the same way

This is where the story gets local. Sales rose in most of these ZIP codes, but the pace, price direction, and days on market varied widely. Here is how each one looked for the three months ending August 31, 2026, according to the Real Estate Data Aggregator.

Homes sold by ZIP code
  1. 130114 Canton284
  2. 230004 Alpharetta279
  3. 330043 Lawrenceville267
  4. 430519 Buford236
  5. 530047 Lilburn194
  6. 630045 Lawrenceville182
  7. 730328 Atlanta172
  8. 830144 Kennesaw168
  9. 930005 Alpharetta119
  10. 1030327 Atlanta85

Canton (30114) led with 284 sales, up 12.7% year over year. Lilburn (30047) posted the biggest sales gain at 24.4%. Kennesaw (30144) was the only ZIP where sales fell, down 5.6%. Every other ZIP saw more closings than a year before.

Prices: some up, some down

More sales did not mean higher prices everywhere. Realtor.com noted that 20.8% of listings nationally had price cuts in September 2026, the highest share since October 2022. That pattern showed up here too.

ZIP 30327 in Atlanta stands apart. The Real Estate Data Aggregator put the median sale price there at $1,690,000, up 31% year over year. Days on market fell 22 days shorter than a year before, to 44 days. That is a very different market from the others in this group.

At the other end, Alpharetta's 30005 saw the median price slip to $739,900, down 8.9% year over year, even as sales rose 19%. More buyers showed up, but they pushed prices down, not up. That tells you buyers there have more choices and less urgency to stretch.

How fast are homes selling?

Median days on market by ZIP code
  1. 130005 Alpharetta33 days
  2. 230144 Kennesaw36 days
  3. 330328 Atlanta36 days
  4. 430004 Alpharetta37 days
  5. 530047 Lilburn38 days
  6. 630043 Lawrenceville41 days
  7. 730327 Atlanta44 days
  8. 830114 Canton47 days
  9. 930519 Buford47 days
  10. 1030045 Lawrenceville52 days
Real Estate Data Aggregator, three months ending August 31, 2026. Lower is faster. Atlanta Realtors put the Metro Atlanta average at 30 days in September 2026.

Alpharetta's 30005 was the fastest at 33 days, even though days on market there were 9 days longer than a year before. Lawrenceville's 30045 was the slowest at 52 days, though that was actually 3 days shorter than last year. Speed improved in some places and slipped in others.

Are sellers getting their asking price?

Every ZIP in this group averaged above 97% of list price. That means sellers are not giving away big discounts to close. But only Buford (30519) and Alpharetta (30004) came in at 97.5%, and Buford saw the share of above-list sales fall 6.9 points year over year. Buyers there have a little more room to negotiate than they did a year ago.

Which ZIP codes had the most homes go under contract fast?

The Real Estate Data Aggregator tracks the share of homes that went under contract within two weeks of listing. That is a clean signal of where demand is sharpest.

Kennesaw (30144) led this measure at 30.8%, up 2.9 points from a year before. Nearly 1 in 3 homes there went under contract within two weeks. Alpharetta (30004) was close behind at 26.8%, up 4 points year over year. Those two ZIP codes showed the sharpest early-buyer response.

On the other side, Alpharetta (30005) dropped 14.6 points on this measure, and Atlanta (30328) fell 11.3 points. More homes are selling there, but fewer are flying off the market in the first two weeks. Buyers are taking a little more time.

Supply is rising, and that changes the seller's job

The Real Estate Data Aggregator counted 2,808 homes for sale across these ten ZIP codes, up 10.7% from a year before. New listings rose 20.4% to 3,065. Buyers have more to choose from now than they did in 2025.

Every ZIP code here sits below six months of supply. That means sellers still hold an edge overall. But the edge is thinner than it was. Buyers who feel overpriced homes will simply move to the next one. The Federal Housing Finance Agency reported U.S. house prices rose just 2.4% year over year through August 2026. Modest gains nationally, and mixed results locally, mean pricing has to be precise.

In short
  1. These ten ZIP codes sold 9.8% more homes in the three months ending August 31, 2026, even as Metro Atlanta sales fell 18.5%.
  2. But the story is not the same in every ZIP.
  3. Prices dipped in most of them.
  4. Supply grew in nearly all of them.
  5. Homes that are priced right and presented well are still selling.
  6. Homes that are not are sitting longer, and buyers with more choices are not forgiving on price.

One more thing worth knowing: the numbers above cover full ZIP codes. One street or one subdivision inside that ZIP can read very differently from the overall picture. The right comp is the one closest to your home, not the one that covers the whole ZIP code.
