More listings are giving buyers more choice in this market
The number that matters most right now: new listings across these ZIP codes rose 11.5% year over year in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. More supply means buyers have more options. That changes how sellers need to think about price and presentation.
Here is the key point. Pending sales across these ZIPs fell only 0.8%, per the Real Estate Data Aggregator. Supply went up much faster than demand fell. Buyers are still buying. They are just choosing more carefully.
At the same time, Atlanta Realtors reported Metro Atlanta home sales fell 18.5% year over year in September 2026. That is a wide-area number. These ZIP codes held up better. That gap is why ZIP-level data matters more than a headline figure.
Mortgage rates make this harder for everyone. Realtor.com reported rates topped 7% in September 2026, surging nearly 40 basis points in one month. That is the first time rates hit that level since January 2025. Higher rates shrink buyer budgets, which puts more pressure on sellers to price right.
Realtor.com reported that nearly 1 in 5 listings nationally took a price cut in September 2026. That is the highest share since October 2022. Overpriced homes are sitting. Well-priced homes are still moving.
How each ZIP code is moving
Not every ZIP is in the same spot. Days on market, price trends, and pending activity vary a lot across these communities. Here is where each one stood in the three months ending August 31, 2026, per the Real Estate Data Aggregator.
ZIP 30319 in Atlanta led the group at 32 days, and it got there 13 days faster than the same period last year. ZIP 30345 in Atlanta was close behind at 33 days, also 12 days shorter than a year ago. At the other end, 30309 Atlanta sat at 77 days and 30180 Villa Rica at 76 days.
ZIP 30319 had the highest quick-contract rate at 32.6%. Nearly 1 in 3 homes there went under contract within two weeks. ZIP 30345 was close at 30.7%, and that share grew 3.9 points from a year ago. Some ZIPs, like 30328 and 30040, saw that share fall sharply. More listings gave buyers more time to decide.
Prices: a mixed picture
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Locally, the story splits. Some ZIPs held or grew. Others gave back ground.
ZIP 30004 in Alpharetta led with a 5.7% price gain and a median of $925,000. ZIP 30040 in Cumming gained 4.4% to reach $615,000. On the other side, 30345 Atlanta dipped 10.1% to $580,000 and 30135 Douglasville fell 9.4% to $317,000. A price dip does not mean a slow market. ZIP 30345 also saw homes sell faster and more of them sell above list price.
That last point matters. The Real Estate Data Aggregator shows 24.7% of homes in 30345 sold above list price, up 7.6 points from a year ago. Prices can soften at the median while well-priced homes still draw competition. These are two different things.
Where sellers are still getting close to list price
Every ZIP in this group averaged above 97% of list price. ZIP 30345 led at 99.1%, up 1.2 points from a year ago. ZIP 30319 was close at 99%, up 1.4 points. Even the lowest, 30309 at 97%, is not far off. Sellers who price accurately are still getting paid close to what they ask.
Months of supply: how much runway each ZIP has
Months of supply tells you how long it would take to sell all current inventory at the current pace. Under four months generally favors sellers. Above six months gives buyers more leverage.
ZIP 30345 had the tightest supply at 3.3 months, down 0.4 months from a year ago. ZIP 30319 was next at 3.9 months, unchanged from last year. ZIP 30309 had the most supply at 6.5 months, though that was actually down 0.6 months from a year ago. ZIP 30135 Douglasville sat at 6 months, up 1.1 months, meaning more competition among sellers there.
What this means if you are selling
More listings means buyers can afford to walk away from a home that is overpriced or not well presented. Atlanta Realtors put the Metro Atlanta median at $416,000 in September 2026, up 1.5% year over year. But that wide-area number hides a lot. In 30319, the median was $796,000. In 30135 Douglasville, it was $317,000. Those are different buyer pools, different competition levels, and different conversations.
Realtor.com also reported that price cuts hit 20.8% of listings nationally in September 2026. That is the highest share since October 2022. Sellers who start too high are correcting later. The ones who price right from day one are still closing near list price and in reasonable time.
- Supply is up 4.4% and new listings are up 11.5% across these ZIP codes.
- Buyers have more choices.
- But pending sales fell only 0.8%, so demand is still there.
- The homes selling well are priced right, in good condition, and marketed to the right buyer for that specific ZIP.
- One street can read very differently from the ZIP code around it.
Your home does not compete against all of Metro Atlanta. It competes against the homes in your price range, in your ZIP, that are active right now. That is the number that actually matters for your decision.
