More listings are hitting the Primary market, but sales are still slipping
The number that matters most right now: Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. That is the cost of borrowing, and it is shaping everything you see in this market. Buyers are more careful. Sellers have more competition. And the gap between listings and closings is widening.
More homes are coming on. Fewer are closing. The Real Estate Data Aggregator counted 6,210 new listings across the Primary market in the three months ending August 31, 2026, up 9.9% from the same months of 2025. At the same time, only 3,761 homes sold, down 5.1%. That gap matters. More supply and fewer buyers means sellers cannot afford to guess on price.
Nationally, the National Association of Realtors reported existing-home sales reached 3.99 million units in September 2026, while inventory rose to 1.60 million homes. That same pressure is showing up here. Buyers have options. They are using them.
The rate is the reason
Freddie Mac's 7.24% rate as of October 29, 2026 is not a small thing. Realtor.com noted that rates climbed above 7% for the first time since January 2025. That shift slows buyer decisions. It does not stop them, but it makes every dollar of list price count more than it did a year ago.
Not every ZIP code reads the same
This is where it gets important. The Primary market is not one story. The Real Estate Data Aggregator shows very different conditions depending on where you look.
| Decatur 30033 | Douglasville 30135 | Fayetteville 30214 | Decatur 30032 | |
|---|---|---|---|---|
| Median sale price | $540,000 | $317,000 | $399,000 | $270,000 |
| Median days on market | 35 | 60 | 73 | 80 |
| Months of supply | 3.8 | 6 | 6.7 | 7.2 |
| Sale-to-list ratio | 98.2% | 97.6% | 97.7% | 95.8% |
Decatur's 30033 ZIP had a median sale price of $540,000 and homes sold in a median of 35 days, with 3.8 months of supply. That is a tighter, faster market. Douglasville's 30135 saw its median price fall 9.4% to $317,000, with 6 months of supply and a median of 60 days on market. Same broad market, very different reality.

Prices: a mixed picture
Some ZIPs held or grew value. Decatur's 30032 saw its median price rise 10.6% to $270,000, even as sales fell sharply and days on market grew. Powder Springs 30127 was up 5.2% to $394,500. Alpharetta 30004 climbed 5.7% to $925,000. But Douglasville 30135 fell 9.4% to $317,000, and Lithonia 30058 dropped 5.9% to $264,500. Price direction depends entirely on the ZIP.
Quick-contract rates: who is still moving fast
Lithonia's 30058 is a standout worth noting. Its quick-contract share rose 14.6 points from a year ago, to 24.8%. That is the largest year-over-year gain in the market. Even with a median price down 5.9%, well-priced homes there are getting attention fast.
What this means for sellers
- Buyers are comparing more homes before deciding. The Real Estate Data Aggregator counted 6,107 homes for sale across the Primary market in the three months ending August 31, 2026.
- Pending sales fell 4.7% market-wide. Buyers are moving slower, not stopping.
- The sale-to-list ratio across individual ZIPs ranges from 95.8% in Decatur 30032 to 99% in Decatur 30030. Overpricing costs real money.
- Homes that priced right still moved. Suwanee 30024 sold in a median of 34 days. Decatur 30030 closed at 99% of list price.
- New construction can also be a factor. Builders sometimes offer closing-cost help and rate buydowns, so resale sellers in some areas may need to compete on more than price alone.
What this means for buyers
- More listings mean more choices. The Real Estate Data Aggregator counted 6,210 new listings across the Primary market in the three months ending August 31, 2026.
- Months of supply range from 3.7 in Decatur 30030 to 8.4 in Atlanta 30310. Some ZIPs still favor sellers. Others give buyers real room.
- Freddie Mac's 7.24% rate as of October 29, 2026 is the biggest factor in your monthly payment. Know your number before you shop.
- Homes priced well in faster ZIPs still get multiple looks quickly. Being ready matters.
- The Primary market has more listings and fewer closings as of the three months ending August 31, 2026. Freddie Mac's 7.24% rate is slowing decisions.
- But the story is not the same in every ZIP.
- Decatur 30033 and Alpharetta 30004 are moving fast and holding price.
- Decatur 30032 and Fayetteville 30214 are sitting longer and giving more back.
- One street can read very differently from the ZIP code around it.
