Nearly 7 in 10 Newnan Homes for Sale Already Cut Their Price

The truth
  1. Most sellers already cut. Nearly 7 in 10 homes listed in Newnan right now have already dropped their price.
  2. The typical cut is $25,100. That happens before a buyer ever makes an offer.
  3. 573 homes gave up entirely. They came off the market with no sale and never came back.

The story you hear is that sellers set a price and buyers negotiate from there. That is not what the data shows in Newnan right now. I pulled every listing as of September 24, 2026, and what I found is that most sellers are already doing the negotiating for you before you even make an offer.

What the numbers actually show

Of the 36 homes for sale in Newnan right now, 25 have already dropped their price. That is 69.4% of everything on the market. The total dollars cut across those homes adds up to $813,300. The biggest single cut is $105,000, right here in Newnan.

The typical cut is $25,100, which works out to 4.4% off what the home first asked. That sounds small until you realize it happens before a buyer ever sits down at the table. Most sellers are already giving ground, and buyers who know this walk in with more leverage than they think they have.

Now look at what happens after the cut. Homes that actually sold closed at 99.1% of their last asking price. So once a seller drops to a number the market accepts, buyers are not pushing much further. The cut is the move. Everything after that is fairly clean.

But there is a harder number behind all of this. For every 10 homes that sold, 61 gave up entirely and came off the market with no sale. That is 573 homes that never found a buyer. The typical first asking price of those homes was $445,000. The typical first asking price of homes that did sell was $574,500, which is $129,500 higher. That gap tells you something important: overpricing at the lower end of this market is especially costly.

Three things I would do differently if I were selling now

First, I would price it right the first time. The homes priced between $350K and $450K had an 85% give-up rate. That means 85 out of every 100 homes that tried to sell in that range never did. A price cut after the fact did not save most of them. Starting at the right number matters more than leaving room to negotiate.

Second, I would not wait for a bidding war. The last home to go under contract above its asking price did so on April 26. In the 151 days since, 23 homes went under contract and none of them crossed that line. That stretch of time is a signal. Pricing with the expectation of competing offers is not a strategy the current market supports.

Third, I would list now, while supply is still low. There are only 36 homes for sale right now, and at the recent pace of sales, that supply would be gone in 2.8 months. Under 4 months generally favors sellers. That condition exists today, and sellers who are ready have fewer competitors right now than they likely will later.

What this means for you, depending on where you stand

If you are selling, the data says your first price is your most important decision. Homes that sold closed at 94.6% of what they first asked. That means the market is already discounting from your opening number. A cut after the fact just confirms a price the buyer already suspected. Price where you want to end up, not where you hope to start.

If you are buying, 69.4% of what is on the market has already come down. The sellers still listed are motivated enough to have cut once. That is useful information at the table. One thing worth watching: the 30-year fixed-rate mortgage averaged 7.03% as of September 24, 2026, up from 6.95% the week before and up from 6.30% a year ago, according to Freddie Mac's weekly rate survey. Every tenth of a point matters on your monthly payment. If a seller has already cut $25,100, that savings can help offset where rates are today.
