North Druid buyers have more room to negotiate now
The biggest shift in North Druid right now is supply. The Real Estate Data Aggregator counted 5.3 months of supply in ZIP 30329 for the three months ending August 31, 2026. That is up 1.6 months from the same period a year ago. More supply means buyers have real choices, and sellers cannot count on competition doing their pricing work for them.
Compare that to Metro Atlanta overall. Atlanta Realtors reported homes averaged 30 days on market across the metro in September 2026. In North Druid, the Real Estate Data Aggregator puts that number at 48 days. That is 18 days longer than the metro average, and 6 days longer than North Druid itself a year ago.
Fewer homes are getting bid up. The Real Estate Data Aggregator shows just 9.1% of North Druid homes sold above list price in the three months ending August 31, 2026. That is down 6.4 points from the same period last year. Nine out of ten homes sold at or below asking price.
What the numbers say together
Prices have not fallen sharply. The Real Estate Data Aggregator puts the median sale price at $485,400, down just 0.4% from a year ago. That is a small dip, not a collapse. But the trend is clear: buyers have more leverage than they did twelve months ago.
Mortgage rates add pressure on both sides. Realtor.com reported rates topped 7% in September 2026. Higher rates shrink the buyer pool. Fewer buyers means sellers need to price carefully from day one.
What this means if you are selling
Only 18.4% of North Druid homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That is down 2.8 points from a year ago. Fast sales still happen, but they go to homes priced right and presented well. The other homes sit, and sitting costs sellers.
What this means if you are buying
The Real Estate Data Aggregator counted 76 homes for sale in North Druid for the three months ending August 31, 2026. New listings came in at 56, down 16.4% from last year. Supply is higher, but new inventory is not flooding in. Buyers have more room to negotiate. They are not drowning in options either.
The average sale price came in at 97.7% of list price, per the Real Estate Data Aggregator. That is actually up 0.8 points from a year ago. Sellers are still getting close to their asking price on average. The difference is that fewer homes are sparking bidding wars.
The wider picture
Metro Atlanta recorded 3,680 home sales in September, down 18.5% year over year, according to Atlanta Realtors. The metro median sale price was $416,000, up 1.5% year over year. North Druid's median of $485,400 sits above the metro figure. That price gap matters when buyers are already stretched by rates above 7%.
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. North Druid's 0.4% dip runs against that national trend. It is a small difference, but it tells you this ZIP code is moving on its own schedule.
- North Druid has more supply, longer days on market, and fewer bidding wars than a year ago.
- Prices are nearly flat.
- Sellers who price to the market and present well are still closing.
- Sellers who do not are sitting.
- Buyers have real choices here, but the best-priced homes are not waiting around.
One more thing worth knowing: the numbers above cover all of ZIP 30329. One street or one subdivision can read very differently from the whole ZIP. The home next door to yours may have sold in two weeks while a similar one around the corner sat for three months. The ZIP code average does not tell you which situation your home is in.
