Smyrna has more choices, but buyers are still moving

By TOMMY WILLIAMS

The three months ending August 31, 2026 told a clear story in Smyrna. More homes came to market. Buyers kept moving. But sellers who ignored pricing paid for it.

More listings, and buyers are still signing contracts

The Real Estate Data Aggregator counted 484 new listings across Smyrna's two ZIP codes in the three months ending August 31, 2026. That is up 23.8% from the same months in 2025. Zillow reported that national inventory is expected to grow 6.6% year over year in Q4. Smyrna is growing supply far faster than that national pace.

Yet the Real Estate Data Aggregator also counted 371 pending sales across Smyrna in the same period. That is up 6.9% from a year before. More choices did not stop buyers from acting. It just made them more selective.

What this means if you are selling

More competition means buyers have options. They will skip a home that is overpriced or poorly presented. The Real Estate Data Aggregator shows that only 10.8% of homes in ZIP 30080 sold above list price in this period. That is down 7.8 points from a year before. In ZIP 30082, 16.4% sold above list, down 2.5 points.

Homes are still selling close to asking. The Real Estate Data Aggregator put the average sale-to-list ratio at 98.2% in 30080 and 98.6% in 30082. But those numbers hold only when a home is priced right from day one.

Speed still exists, but only for the right homes

In ZIP 30082, the Real Estate Data Aggregator found that 26.2% of homes went under contract within two weeks of listing. That is a meaningful share. In ZIP 30080, it was 19.3%. Both numbers are down slightly from a year before, but they show that well-priced homes are still moving fast.

Median days on market actually got shorter in both ZIPs. The Real Estate Data Aggregator shows 30082 came in at 41 days, which is 5 days shorter than a year ago. ZIP 30080 came in at 48 days, 1 day shorter. Slower sales overall did not mean slower good homes.

Prices dipped, and that is worth knowing

The Real Estate Data Aggregator shows the median sale price in ZIP 30080 fell 7.5% from the same period last year, landing at $462,500. In ZIP 30082, it fell 3.3% to $457,000. These are real shifts, not rounding errors. They reflect what buyers are willing to pay when they have more options.

For context, the Federal Housing Finance Agency reported that U.S. home prices rose 2.6% from July 2025 to July 2026. Smyrna's dip runs against that national direction. That gap matters when you are setting a list price.

What this means if you are buying

More inventory gives you more room to compare. Months of supply in both Smyrna ZIPs came in at 4 months, according to the Real Estate Data Aggregator. That is up from a year before in both cases. Four months sits between a seller's market and a balanced one. You have leverage, but the market is not soft.

Attomdata reported that monthly homeownership expenses on a median-priced home nationwide consumed 31.8% of a typical worker's wages in Q3 2026. Affordability is still a real pressure. But prices in Smyrna are moving in a direction that helps buyers more than the national trend does.

In short
  1. Smyrna added a lot of listings fast.
  2. Buyers kept moving anyway.
  3. Prices are softer than a year ago.
  4. Homes priced right are still going under contract quickly.
  5. Homes that are not priced right are sitting.
  6. That gap is wider than it was in 2025.

One more thing worth knowing: these numbers cover all of ZIP 30080 and ZIP 30082. One street or one subdivision can read very differently from the ZIP code as a whole. The home next door to yours is the real competition, not the whole market.
