Under $400K Sells in 28 Days. Over $400K Takes 55.

I pulled every lived-in home that sold in Fairburn and compared two groups: homes that first asked under $400,000 against homes that first asked $400,000 and up. The split is clean and the gap is real. These numbers cover every sale through October 16, 2026.

The $350K to $400K range wins on speed, price recovery, and the share that sold at or over asking. The $400K and up range has a slightly lower give-up rate, but takes nearly twice as long to sell.
In short
  1. Under $400K moves faster. The typical home priced at $350K to $400K sold in 28 days. The typical home over $400K took 55 days, nearly twice as long.
  2. The $350K to $400K range held up best on price. Nearly 62 in 100 homes in that range sold at or over their asking price, the highest share of any range in Fairburn.
  3. Over $400K is not impossible, but buyers are less forgiving. Homes over $400K that waited got 96.5% of what they first asked, and only about half sold at or over asking.
  4. If you are in the $350K to $400K range, you are in the strongest spot in this market right now.

The $350K to $400K range sold fastest and held its price best.

The typical home priced at $350,000 to $400,000 sold in 28 days. The typical home over $400,000 took 55 days. That is 27 more days on the market, which is nearly twice as long.

Speed matters because the longer a home sits, the more buyers wonder what is wrong with it. At 55 days, buyers start pushing back on price. At 28 days, they do not have that chance.

The price recovery numbers back this up. Homes in the $350K to $400K range got back 98.7% of what they first asked. Homes over $400K got 96.5%. That is a 2.2 percentage point gap. On a $446,000 home, that difference is roughly $9,812 left on the table.

Nearly 62 in 100 homes priced at $350K to $400K sold at or over their asking price. That is the highest share of any price range in Fairburn. Only about 51 in 100 homes over $400K hit that mark.

The $250K to $350K range also deserves a look. Those 97 homes sold in 33 days, got 100% of their last asking price, and recovered 98.2% of their first asking price. That is a strong range. But the give-up rate there is worth knowing: 83.4% of homes that tried to sell in that range came off the market without a sale.

Days to Sell by Price Range, Fastest First
  1. 1$350K to $400K28 days
  2. 2$250K to $350K33 days
  3. 3$150K to $250K35 days
  4. 4$400K and Up55 days
The $350K to $400K range is the fastest of all four groups. The $400K and up range takes the longest by a wide margin.

Over $400K wins on one thing, but the tradeoff is steep.

Here is the surprise. The $400K and up range actually has the lowest give-up rate of any group: 83.7%. The $150K to $250K range has the worst, at 96.2%. That means for every 10 homes that tried to sell under $250K, fewer than 1 actually closed.

But the give-up rate for over $400K is still 83.7%. That means more than 8 in 10 homes that tried to sell in that range came off the market without a sale. The 381 homes that gave up in that range outnumber the 74 that sold by more than 5 to 1.

The common mistake sellers make over $400K is pricing for what they need rather than what the market will pay. Buyers at that level have more choices and more patience. They will wait for a price drop. Right now, 59.5% of the 163 homes for sale in Fairburn have already dropped their price, with a typical cut of $20,000. That is not a sign of a market moving up.

The homes that waited longest paid the most. Homes that took 5 to 6 months to sell got only 91% of what they first asked. Homes that took over 6 months got 89.6%. The homes that sold in the first month got 100% of their first asking price.

What sellers and buyers should do differently right now.

If you are selling, the data points to one clear move: price into the $350K to $400K range if your home supports it. That range sold in 28 days, recovered 98.7% of the first asking price, and had the highest share of homes sell at or over asking. If your home is over $400K, condition and presentation matter more than ever. Buyers at that level are comparing you against other resale homes and against builders who are offering closing-cost help and rate buydowns. You cannot afford to look overpriced on day one.

If you are buying, the $400K and up range gives you more time and more room to negotiate. The typical home in that range sat for 55 days, and sellers got 96.5% of what they first asked, meaning there was room to move. But do not wait too long in the $350K to $400K range. Those homes sold in 28 days and nearly 62 in 100 went at or above asking. Rates are not helping either side right now. The 30-year fixed averaged 7.40% as of October 15, 2026, up from 6.27% a year ago, according to Freddie Mac's Primary Mortgage Market Survey. That means a higher payment on every dollar you borrow, which makes the price you pay on day one matter even more.
